All non domestic buildings constructed or modified prior to 2000 require an asbestos management survey.
An asbestos management survey seeks to discover asbestos-containing materials (ACMs) within a structure. Most importantly, the survey will identify ACMs that could be damaged or disturbed by routine building occupants and users, including maintenance.
During the asbestos survey, the surveyor will thoroughly examine the building to find any asbestos-containing elements. This will include walls, floors, ceilings (including accessible voids), loft areas, and accessible service risers.
Subsequently, the surveyor will collect samples of materials known or suspected to contain asbestos and send them to a lab for testing.
Each asbestos-containing material identified will be assessed for its risk of releasing asbestos fibres.
Finally, a report detailing all asbestos containing materials identified will be issued. The subsequent report would detail an asbestos register, photographs and assessments of the identified ACM’s with management recommendations where necessary, and floor plans showing the locations of all positive and negative sample points and any areas not accessed.
